Let’s get right to it – we have a look at real estate trends from a Forbes article to explore today. First, home prices still on the rise – but a bit slower next year. Prices grew 4.5 percent according to the article. Next year prices are predicted to rise 3.5 percent. That’s good news for anyone considering buying a home, as rising prices mean rising values – and more equity. You know it and so do I: buying a home is an investment. Homeowners want that investment increasing. An interesting tidbit I found: smaller homes have seen a sharper increase than larger ones in recent years. This means housing stock for those smaller homes is also low, so finding the perfect home with less square footage may prove difficult. On the flipside, buyers looking to trade up to a larger home find themselves in the housing market’s sweet spot. Looking back at the last five years, the average price on a two-bedroom house climbed 59 percent nationwide. Four-bedroom home values rose a more modest 41 percent. So if your clients are hoping to sell the big house and scale back—or if they’re a first time home buyer looking for a smaller starter home—you may have a bit of a journey ahead of you. Low supply and greater competition from rival buyers might make things interesting. Also: urban areas are seeing faster appreciation than suburban areas. The average price per square foot in overall metro areas has risen 52 percent over the past five years, while jumping 76 percent in the urban cores. Location still matters in real estate. Finally, buyers willing to make some upgrades on the home will likely find better deals and more choices. While few buyers want to tackle a major overhaul, those willing to have at least a little renovation budget are better-positioned. This is why understanding renovation loans can really help your business as a real estate professional. Knowing options and having that vision can help you help your buyers find the right home with the idea of making it perfect by rolling the cost of remodeling right into the loan. Let them know they won’t be alone: More than half of home owners who bought in the past year got a place that needed at least some updates, according to a recent Zillow survey. NOW … Building your business on social media … here’s an end-of-the-year hack to help you build a more engaged audience: quotes and contests on Facebook! So you can create your own by simply using your own photos – how many sunsets and autumn trees do you already have on your phone? Or how about a great photo of your puppy or princess? Then you can add text to it with one of a hundred different quote generator phone apps or by using “paint” on your computer. This way you own the photo and you’re just using a quote. Of course, make sure the quote is real – unless satire is your goal. Or as an agent, maybe you want to have people submit their “worst listing” photos and have others vote on them. That kind of post has potential to reach a whole new audience, and the content is relevant to you. Contests can be a fun way to increase reach and engagement, building your business on social media. Just be sure you’re meeting Facebook community guidelines and doing it the right way. That’s your “real estate news and trends” update for agents and Realtors.
